Do I have to sign a lease? If so, for how long? |

Yes, we require our tenants to sign a one-year lease. At the end of the lease, tenants can either sign a new lease or change to renting on a month-to-month basis. Please contact our leasing representative for further details. |

What happens if I have to move before the end of the lease? |

A: |
Our standard lease allows a tenant to sublet if approved by the Landlord. You are responsible for finding someone to sublet your unit and for presenting the individual to the Landlord for approval. Regardless of who is living in the unit, rent remains the responsibility of the initial tenant until the end of the lease. Therefore, you must collect the rent yourself from the subletting tenant. |

Do I need to purchase Tenant Insurance? |

Yes, we require all of our tenants to have insurance in place before moving in. If you need help finding an insurer, you can call our Tenant Coordinator. If you have car insurance, you may wish to contact your carrier as they sometimes offer discounts on bundled policies. |

What makes Kincore different from other Landlords? |

Kincore prides itself on quality of product and service. We give equal care to all our tenants and buildings, regardless of rental price. Tenants can call a 24-hour pager service for immediate access to a Kincore contact. Our property management is handled in house, giving us much more control over the quality of service offered to our tenants. |

Can I smoke in the apartment? |

We are presently converting all of our residential buildings to non-smoking. All new leases will have a no smoking clause. |

Am I responsible for the cable hook-up or can I have my own satellite dish? |

Kincore units are wired for cable; however, tenants are responsible for activating their cable service. Satellite dishes are not allowed in our properties. |

Are pets allowed in Kincore's apartment units? |

Yes, our lease allows for pets in our residential units. We ask tenants to sign a Pet Agreement Form, which outlines the rules and regulations regarding pets. Also, by signing this form, in the case of an emergency we will be aware that an animal resides in your unit and we will take steps accordingly. |

Can I have a barbecue on the balcony? |

Unfortunately, it is a violation of fire regulations to have a barbecue on the balcony. |

Will I have to repair the walls when I leave if I hang artwork or pictures on them? |

You will not be asked to repair the walls if you use the appropriate hardware to hang pictures and art work. If you have brick or limestone walls, you must check with our Tenant Coordinator to determine the best method to use to avoid damaging the walls. |

What amenities are there in the downtown area for residential tenants, particularly within walking distance of our units? |

There are grocery stores, butcher shops, florists, specialty food shops, the LCBO, gyms, restaurants, theatres and more. Because all of our residential units are downtown, a plethora of retail and service uses are within easy walking distance. |

What parking facilities are available downtown and at what cost? |

There are many public and private parking facilities in the downtown. For city-run lots, check the City of Kingston website. The Four Points Sheraton Hotel also has a secure underground lot, with spaces for rent on a monthly basis. |

How close to my building is the nearest emergency medical facility? |

Hotel Dieu Hospital is located at Brock and Montreal in the heart of the downtown, within walking distance of all of Kincore’s residential units. Kingston General Hospital is a 20 to 30 minute walk from our units. |
